The right office should suit your business—not just look impressive in the lobby photo.
From dedicated towers to compact home-office units, office properties come in different forms. Here are the six categories you’ll find in Kababayan Homes.
01 · Purpose-built office
Designed for the working day.
A building primarily intended for office operations, with layouts and shared facilities serving office occupants.
Check: Lifts, internet options, backup power, access hours, and floor layout.
A beautiful lobby is lovely. An elevator that gets you to your meeting is also helpful.
02 · Office condominium
An office with an individual owner.
Units can be separately owned, sold, or leased. This describes ownership, so an office condominium can also be a purpose-built tower.
Check: Lease terms, dues, repair responsibilities, and building rules.
Same corridor. Different landlords. Potentially very different agreements.
03 · Mixed-use office
Work within a larger development.
Offices share a development with other uses, such as homes, hotels, shops, or services.
Check: Separate entrances, visitor access, parking, and connections between buildings.
“Everything is downstairs” is convenient—once you know which downstairs.
04 · Office and retail
Business upstairs. Everyday conveniences nearby.
Offices sit above or alongside shops, restaurants, and other commercial spaces. We distinguish this from broader mixed-use developments because retail activity shapes the daily experience.
Check: Noise, deliveries, signage, customer traffic, and parking.
Coffee downstairs is a perk. Café music in your meeting room may not be.
05 · SOHO / home office
A compact space with a flexible role.
Small Office/Home Office units support professional work alongside residential-style use, subject to the property’s permitted uses and rules.
Check: Business activities, client visits, signage, and suitability for your team.
Flexible space still needs boundaries—especially between the desk and the laundry.
06 · Office–industrial support
Close to where operations happen.
Administrative workspace serving manufacturing, logistics, export, or industrial activity.
Check: Staff access, delivery routes, environmental conditions, and separation from operational areas.
Sometimes the most useful view is a well-organized loading bay.
Look beyond the label
These categories can overlap. BPO-ready, serviced office, and planned describe capabilities, operating arrangements, or development stage—not the same thing as building type.
Before choosing, compare four essentials:
- People — Team size, work hours, and client visits
- Access — Employee commutes, parking, and deliveries
- Operations — Internet, power, equipment, and layout
- Total cost — Rent, dues, fit-out, utilities, and other charges
